Spring Street Subdivision

In January 2004, the developer applied for an amendment to the Almonte official plan. This was rejected as premature at the Jan. 27th 2004 Council P&E meeting.

There are about 297 units proposed, plus the Seniors residence condos and commercial on top of that.

Ann St Subdivision

On Dec. 4th 2003 the developer presented preliminary information on his plans for the soccer fields at Sneddon-Casey park. The developer is from eastern Ontario (London?).

Bernie Nimer

Almonte Mews (Ann Street Extension)

Introduction of Preliminary Development Proposal

Mr. Nimer provided the Committee with an overview of the history associated with attempting to develop the subject property, the nature of his specific development proposal, and the credentials that he and his partner bring to the job. It was noted that a preliminary storm water management plan has been prepared for the development and will be submitted with the application for draft approval. It was also noted that there would be a noise study carried out due to the proximity to the railway tracks.

The details of the development proposal involve the construction of approximately 77 residential units, in two phases, over two to four years, starting in the spring/summer of 2004.

The type of residential units include semi-detached, quad-plexes and a series of town houses.

He noted that he had been in contact with the Town Planner to review the direction that future housing should take. He expressed support for the Town attempting to diversify its housing stock. The Planner noted that the subject property was designated and zoned for high density residential development.

There was a general question and answer period. Some questions related to compliance with the Zoning By-law. It was noted that efforts have been made to meet the requirements of the zoning by-law but some of the “new urbanism” design feature may require a minor variance (i.e. decreased setback from street, decreased road right-of-way width, higher densities).

It was stressed that the development of the subject property must include pedestrian linkages to the abutting municipal sport field.

Strip Mall City

John Levi and Wilson Basille are planning a new strip mall across from the IGA grocery store mall (Stoneridge Mall).

Also included is our first big-time franchise - Tim Hortons.

Strip Mall #2

This is across the street form the Home hardware mall, right next to Graphix Express.

It is being purchased by John Levi and Wilson Basille.

This is currently being proposed as seven separate buildings linked with a service road.

Sadler's Farm

This property is in behind the proposed strip mall. (NW side of Hwy 49 coming into town form Ottawa).

Presumably the argument would be that once services are brought out to the strip mall, then it should be rather easy to service the land in behind it.

Wilson Basille is reportedly the speculator behind this proposed development. He has already asked the Official Plan Steering Committee to include this property inside the revised boundaries of Almonte Ward . It currently resides in Ramsay Ward and cannot be serviced until the Almonte Official Plan is changed by council.

Logan's Run

Merv Logan is planning a subdivision in behind Martin St. off Adelaide St.

Hey - this sounds kind of like "intelligent" development! Seriously!

It's adjacent to town and municipal services. This seems to actually follow the gist of the Official Plan(s) ! i.e Concentric, adjacent growth, inside the urban boundaries. I haven't seen a site plan though.

Here is some info from the town:

Logan Subdivision: 2.2 ha of land designated residential in Almonte Official Plan – anticipate an application for draft plan approval early spring 2003 – 16 single detached lots, 10 townhouse lots, 8 unit condo block – density of 6.3 units/acre

Kell / Brathwaite Property

Vision of an investment group led by Stephen Brathwaite. The property has been owned by Terry Kell, who had it zoned for a single residential unit. The proposed plan has 2 phases.

Phase 1:

Five residential lots created in 2003. The first & largest at the corner of Mitcheson and Carss, the other four along Mitcheson. Site plans have not yet been approved.

Phase 2:

Development of that large block of land bounded by Mitcheson, Carss, Martin St. North, and a still-closed road allowance, Lansdowne St. It would be under a plan of subdivision.

This area is adjacent to public services, it’s within the Almonte ward, and looks like another example of smart growth.
